Manhattan’s Luxury Housing Market Just Had One of the Best Junes on Record—Led by $20M Condo Deal in Billionaires Row Skyscraper

The housing market might have experienced a lackluster season hampered by stubbornly high mortgage interest rates and affordability hurdles, but Manhattan’s luxury market just had one of its best Junes in nearly 20 years.

The Big Apple’s high-end condominiums, co-ops, and townhouses were in high demand in June 2025, with 153 deals valued at $4 million and up signed as of Sunday, according to the latest Olshan Luxury Market Report.

To put this figure in historical context, this marks the third-strongest June for sales since Olshan Realty began tracking the data in 2006. The best June on record was in 2021, when 176 contracts were penned, followed by June 2023 with 155.

During the final week of the month (June 23–29), 27 contracts were finalized in Manhattan for residential properties with a price tag of at least $4 million—up from 26 the week before. The median asking price last week stood at $6,250,000. 

Condos outsold co-ops, 15 to 7, with five townhouses in the mix as well. Downtown Manhattan had the busiest week, with 15 luxury deals closed, followed by the East Side with eight.

The No. 1 contract last week involved a condo at 111 West 57th St., known as the skinniest skyscraper on Manhattan’s Billionaires Row. 

The luxury property’s asking price was $20.5 million, down from the initial list price of $23.75 million that was set as units were marketed off of floorplans in June 2016, five years before the stunning 84-story tower of glass, terra cotta, and bronze was even completed.

Built in 2022 and designed by Studio Sofield, the 4,492-square-foot condo offers three meticulously appointed bedrooms and 3.5 bathrooms featuring high-end finishes. There’s also a chef’s kitchen with a full suite of premium Gaggenau appliances. 

The palatial unit’s great room comes with a 14-foot ceiling and floor-to-ceiling windows with views of Central Park. The primary suite likewise overlooks Manhattan’s beloved green space.

Since the skyscraper’s completion, 46 out of its 60 residential units have been sold. In April, a four-level “quadplex” in the building hit the market with the eye-watering asking price of $110 million, making it New York City’s most expensive for-sale home. As of publication, it was still waiting for a buyer.

Amenities in the Billionaires Row tower include wellness and lifestyle concierge services, a fitness center, an 82-foot-long, two-lane pool with private cabanas, a sauna and treatment rooms, a private club with dining and meeting rooms, a golf simulator, and a children’s playroom.

This marks the eighth time this year that a condo in the impossibly slender skyscraper has claimed the No. 1 or No. 2 spot in the Olshan report.

For the week ending on June 29, the second-most expensive closing involved a townhome located at 400 West 12th Street, alternatively known as 66 Bethune St., which had an asking price of $18 million.

The four-story townhouse has 5,468 square feet of interior space, including five bedrooms, four bathrooms, a dining room with custom wallpaper, and two powder rooms.

Built in 2009, the property also features an elevator and a pair of fireplaces to keep its residents cozy on chilly New York City nights.

The property also comes with several outdoor spaces, including a garden with a water feature, a spacious roof terrace, and a deck off the living room. 

To sweeten the deal, the townhouse is attached to the luxury Superior Ink condominium, allowing its owners full access to all of the building’s top-notch amenities, such as its fitness center, screening room, and garage.
